What is Altus?

It’s a top-quality Towson apartment designed especially with Towson University students in mind. Altus features a variety of spacious, furnished apartments plus a full set of community features such as an outdoor courtyard featuring a swimming pool and grilling stations, sky lounge with gaming center, fitness center and study rooms, and more. All just steps from campus.

Is Altus part of Towson University?

Altus is a privately owned and professionally managed community. Click here for more information about the management and ownership.

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at Altus has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at Altus pays a flat rate that includes:

  • Furnishings
  • High-speed internet
  • Water/sewer
  • In-unit laundry
  • Community features – swimming pool, business center, fitness center, etc.

What size are the apartments?

The spacious accommodations at Altus range from 1, 2, 3 and 4 bedroom apartments, with available private bathrooms for each bedroom.

Are the apartments furnished?

Yes, each apartment at Altus has a furniture package that includes a full-size bed, desk and chair and under bed/stackable dresser drawers for each bedroom. The living room includes a sofa, chair, coffee table and entertainment stand. The kitchen comes with bar stools. To see a sample of the furniture and other finishes, please visit our model apartment.

When do the contracts start and end?

The standard term is January 01, 1970 to January 01, 1970, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff. Click here for a sample agreement.

Is a co-signer or financial guaranty required?

After a Housing Agreement is signed, each resident is required to secure their financial obligation in one of three ways: by providing a qualifying guarantor (often a parent); by pre-paying the final two installments; or by purchasing a third-party guaranty from our partner, Leap. In limited cases, we may also waive the requirement for a financial guaranty if a resident has sufficient income of their own.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Altus also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at Altus?

Your living costs at Altus can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Altus. Normal payment deadlines will continue to apply.

Is Altus open to non-students?

Nearly all the residents at Altus are students at Towson University. The per-person contracts are also designed with students in mind. Nonetheless, Altus is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired residence.

What kind of safety and security are provided?

Altus has a monitored fire-sprinkler system, along with electronic locks plus individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also available 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

Altus is a pet-friendly community, subject to limits on animals and breeds. The community is smoke-free in all indoor and adjacent spaces. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at Altus?

Altus offers plenty of secured on-site car, motorcycle/scooter and bicycle parking options. Both unassigned and reserved parking spots are available for residents for an additional cost.

What other transportation options will I have?

Altus is just blocks from Towson University campus. The University’s off-campus shuttle bus service, TU Tiger Ride, has a stop right next to the CVS as well.

Can I see a model apartment?

Yes. Please request an appointment for a personal tour, or just stop by to see us and we’ll be happy to show you the community.
